Theory Design prepares to install furniture in the Beacon model at Hill Tide Estates

BOCA GRANDE, Fla. – Theory Design, Southwest Florida’s fastest-growing high-end interior design firm, is finalizing the interior and preparing to install furniture in Seagate’s Beacon model Development Group this fall. Located at Hill Tide Estates on Boca Grande, this three-story residence – now under contract – will offer more than 4,700 square feet of living space plus a two-car garage, multi-level outdoor living space and a concept of luxury beach house by Theory Design’s Vice President of Design, Ruta Menaghlazi and Director of Design, Paula Myette.

The Beacon’s tropical landscape – preceded by a beach patio with a staircase leading to the main outdoor living space – will frame a classic metal roof, soothing white facade, black-framed windows, as well as black shutters and window treatments. vibrating panel garage doors. Oversized glass and black iron double-entry doors will reveal endless coastal inspiration, comfortable and sophisticated finishes, and a fresh perspective on island living via the contrast of light and dark.

The foyer will feature warm walnut flooring in the main living areas and will feature a dramatic steel stringer staircase in a satin black finish, black and white sconces and a modern chandelier. An open flow in the great room, chef’s kitchen and adjacent dining room will debut with wall-to-wall sliding glass doors that fold down to bring the modern coastal theme outside. The kitchen will feature dark wood cabinets, some of which will have glass fronts and sit just below the transom windows – a fridge/freezer, gas hob, integrated microwave, coffee maker, plus a large island with two dishwashers, a farmhouse sink, nickel plated. The dining room will offer a wet bar with a full size Thermador wine cooler. The master suite adjacent to the great room and outdoor living area will feature a comfortable sitting area, two walk-in closets, white cabinets, twin sinks over golden Calacatta marble, deep soaking tub and black-framed glass walk-in shower. The outdoor living area will complement the second living level with a fireplace and media wall, an outdoor kitchen with slab-style cabinetry in a weathered graphite finish, a built-in grill, not to mention a sparkling pool and spa.

From the open staircase leading to the third floor of the Beacon model, owners and guests will enjoy three VIP guest suites, a second laundry room, a morning bar and a flex/games room, the all with direct access to a covered balcony and terrace.
