Theory Design completes interior of Sunny Isles model at Hill Tide Estates


Boca Grande, FL – Southwest Florida’s fastest growing high-end interior design firm – is finalizing the interior of its Coastal Cottage for the 5,400+ sq. ft. Sunny Isles Model Home squares of Seagate Development Group at Hill Tide Estates in Boca Grande. All thanks to Theory Design‘s Vice President of Design, Ruta Menaghlazi, and Design Director, Paula Myette. The award-winning team will apply their world-class concept to a Cape-Cod-style residence, inspired by the weathered clapboard homes of the Northeast, with a sunny Florida flair in late 2023.

The Sunny Isles exterior will feature accents of grey, white and navy blue along with a modern coastal style metal roof and aluminum shutters and railings. It will all start on the beach patio with a staircase leading to the multi-level outdoor living space and elevator access to the main living space – complete with statements like French oak flooring, an open staircase with a three-window detail in the two-story foyer, a uniquely positioned study adjacent to the dining area and bar, and classic glass doorknobs.

The open great room will debut with a dramatic media wall inspired by breathtaking island views and casual furnishings. The nearby chef’s kitchen will feature a large quartzite island in white and light gray cabinets, a herringbone backsplash, a gypsum hood with wood strip, as well as Thermador appliances, including two dishwashers and a gas stove. . An adjoining pantry/laundry room will complete this signature space with gray tile, white cabinetry, black hardware and a second refrigerator, while the adjacent dining area will seat eight and accommodate a bar with a hammered sink as well as a cabinets, a backsplash and a counter that will reflect the details of the kitchen.

Portions of the outdoor living will be seen from the master suite, which will feature retreat-style amenities like a morning bar, dual sinks, a deep soaking tub as a focal point, and a walk-in shower fitted with two benches. Design elements will range from gray cabinets and nickel-painted ceilings to marble throughout, as well as patterned white and gray tiles. A VIP guest suite on the other side of this living level will host a coastal accent tile wall and linear niche. The outdoor living space will complete the second floor of the Sunny Isles with a tray ceiling, gray stone clad fireplace, natural cast iron cabinetry, as well as an outdoor kitchen near a stone pool deck with swimming pool and spa.

From the landing to the second living level (third floor), owners and guests will be greeted by a bonus bedroom. It will offer a beamed ceiling, a bar and comfortable furniture, all geared towards relaxation, play and more. The multipurpose area will grant direct access to a covered patio and deck for personalized outdoor living. This space will culminate in a second laundry room and two generously sized guest suites, reflecting the cottage’s theme of whites and grays throughout the home.
